How voting works

Building decisions, voted on properly

Replacing the lift, raising the fee, hiring a new cleaning company: decisions like these belong to the whole building. Bina Board turns them into a fair, recorded vote that residents can take part in from their phone.

Step by step

From proposal to resolution

  1. Draft a proposal

The union describes the decision and attaches quotes or documents.

  2. Open the vote

Set who is eligible, the voting window, the quorum and the pass threshold.

  3. Residents vote

One ballot per apartment, changeable until the vote closes.

  4. The vote closes

Quorum and threshold are applied automatically to the final tally.

  5. A resolution is certified

A numbered resolution with the full result and a PDF protocol.

Fair by design

Rules that apply the same way to everyone

One ballot per apartment

The list of eligible apartments is frozen when the vote opens. An owner of several apartments casts each one’s ballot separately.

Quorum and thresholds

Set community-wide defaults once, and adjust them for an individual vote when your rules require it.

Anonymous when you need it

Votes can be anonymous, and the running tally can be hidden until voting closes.

A record that can be checked

Every ballot cast or changed is written to a hash-chained record, so the result can be verified independently.

Spending tied to decisions

Expenses above your threshold cannot be recorded without a passed resolution, whoever enters them.

Meetings and minutes

Board and general meetings with agendas, attendees and minutes. Publishing the minutes notifies every resident.

Questions

Voting questions

Who can vote?

The union chooses the eligibility rule for each vote. Every eligible apartment gets one ballot, and the list is fixed when the vote opens so it cannot change mid-vote.

Can a resident change their vote?

Yes, as long as the vote is still open. Every change is recorded.

Do residents need the app to vote?

No. They can vote in the web portal from any browser, or in the iOS and Android apps.

Can the union adopt a proposal without a vote?

Yes, where your rules allow it. Proposals can be adopted directly or put to a resident vote, and either way the decision is on record.
